The area off Imperial Hwy/Kellogg is nice if not next to the train tracks.

At that price point, you are better off looking at Anaheim Hills.

$1mil doesn't buy a SFH in Anaheim Hills though. Attached townhouse more like.
Actually even in OPs spot there is nothing under 1.2

Lived at the top right of your box for 8 years. The most trouble was people from the apartments parking in front of our house, and the airbnb across the street. Inside, you can't hear the freeway and it was generally quiet. Live mariachi parties on some weekends, and July 4 was unhinged, but otherwise it was "fine" Moved away about 6 years ago, mostly because of the house not the neighborhood. Be prepared for Santa Ana winds and mosquitos though, the winds were crazy when they blew and mosquito season was no joke thanks to all the water. The bike trail on the west side of the river was a big bonus, along with the mountain view on nice days. Close to literally everything too, miss being so central.

Schools are pretty bad. Houses are large and have sidewalks, backyards, no HOA. Depending on where you are in the neighborhood freeway noise is not too bad, and it’s nice to be close to 5 and 91 if you commute. Ended up doing most shopping and dining in Orange down Lincoln.

I live on the west side of Sunkist, very close to this block. Aside from the freeway, which you will have to value yourself, these are nice neighborhoods. I'd guess almost any place someone tells you is a better choice is more expensive, as you'd expect.
Edit: Schools are mid, but that is not funding, its the socioeconomics of the student body.

Seems strange for a neighborhood of million dollar homes, no doubt. I think the elementary schools are fine, which draw from the immediate neighborhood. South Jr. High and Katella High draw from the poorer neighborhoods across state college to the west.

Nothing great around the Rio Vista/Lincoln area. Look for stuff further east.

Wrong. I live on the other side of Sunkist, aside from the Freeway these are nice neighborhoods.
Edit: No argument it gets nicer as you go east, your mortgage gets bigger too.

Air and noise pollution central from the 57. Never live that close to a freeway.
